Booking terms and cancellation policy
The terms every stay at Raht Aashyana Lakhanpal is booked on. They are sent with every quote and every confirmation, and they apply whether you book with us directly, through the booking engine or through a travel partner.
Rates and what they include
Rates are per night for the villa, cottage or room booked, and include breakfast for up to two guests per bedroom.
GST is charged in addition at the applicable rate, currently 18%.
Check-in is from 2 pm and check-out by 11 am. Early check-in and late check-out are on request, subject to availability, and may be charged.
Villa Aashyana’s living, dining and pool areas are the resort’s common areas, shared by all guests. Private use of them comes only with an exclusive booking of the whole resort.
Rooms in Virgo and Gemini booked individually share the cottage’s living area with the guests in the other room.
Guests, extra beds and children
Up to two adults per bedroom. One extra bed per bedroom where space allows, and no more than three guests per bedroom including children; an infant in a cot is not counted.
Extra beds for adults and for children of 12 and over, and children of 6 to 11 whether on an extra bed or sharing the existing beds, are charged per night as shown on the rate sheet we send with your quote, with breakfast included.
Children under 6 stay free when sharing the existing beds, with breakfast included. A cot is available free on request, subject to availability.
A child’s age is taken as on the date of arrival.
Confirming a booking
A 50% advance confirms the booking. The balance is due 15 days before arrival.
Stays that include any night from 20 December to 6 January are paid in full at the time of booking.
Bookings made within 15 days of arrival are paid in full at the time of booking.
A booking is confirmed only when the advance is received. A provisional hold lapses after 48 hours without payment.
Cancellations and changes
Cancelled 30 days or more before arrival: the advance is refunded, less payment gateway charges.
Cancelled 15 to 29 days before arrival: the advance is retained, or held as a credit for a stay within 12 months at the rates then applicable.
Cancelled less than 15 days before arrival, or a no-show: 100% of the booking value is charged.
Stays that include any night from 20 December to 6 January are non-refundable. One change of dates is allowed up to 45 days before arrival, subject to availability and any difference in rate.
Outside the festive period, one change of dates is allowed up to 30 days before arrival, subject to availability and any difference in rate.
Early departure: unused nights are not refunded.
Refunds are made to the original payment method within 14 working days.
If a stay cannot take place because of government restrictions or natural events beyond either party’s control, the amount paid is held as a credit for a stay within 12 months.
House rules
Government photo ID is required for every adult guest at check-in. Foreign nationals present a passport and valid visa, and are registered with the authorities as the law requires.
A refundable security deposit is taken at check-in for bookings of all five Villa Aashyana rooms and for exclusive bookings of the whole resort. It is returned within 7 days of check-out, less any damage.
Visitors are registered at the gate and leave by 10 pm. Only guests named on the booking stay overnight.
No events, parties or gatherings beyond the booked guests without prior written approval.
No amplified music outdoors after 10 pm.
Pools are open from 7 am to 8 pm. There is no lifeguard; children under 12 must be supervised at all times. No glass at the pool.
No smoking indoors. A cleaning charge applies if this is breached.
Zero tolerance for illegal drugs: the stay ends without refund.
Outside caterers only with prior approval.
Damage is charged at repair or replacement cost.
Please keep valuables in the in-room safe; the resort is not responsible for items left elsewhere.

These terms are issued by Raht Hotels & Resorts for Raht Aashyana Lakhanpal, Escrivao Vaddo, Candolim, Bardez, Goa 403 515, and may be updated from time to time. The terms current on the date of booking apply to that booking.
